Parcy provides automated zoning feasibility calculations, conceptual 2D ADU floor plans, and automated valuation estimates (AVM). All calculations are informational estimates and do not constitute formal architectural, civil engineering, land surveying, tax, legal, or investment advice.
Always consult a licensed California architect, a surveyor, and your local municipal planning department before commencing construction, signing contracts, or submitting building permits.
1. Acceptance of Terms
By creating an account, downloading, or using Parcy (the "Service"), you agree to comply with and be legally bound by these Terms of Use and our Privacy Policy. If you do not agree with any part of these Terms, you may not use the Service. The Service is operated by Kaz Capital Group ("Parcy", "we", "us").
2. California ADU Law and Feasibility Estimates
Our algorithms evaluate California state housing statutes, including the ADU provisions of Government Code §§ 65852.2 and 66310 et seq. and SB 1211 for multifamily parcels, and JADU provisions, alongside local municipal overlays where available. Additional housing pathways (such as SB 9, SB 684, SB 1123, and SB 79) are described on this website for informational purposes and are not yet part of the application's analysis. Because setbacks, easements, fire severity zones, flood plains, utility connections, and local ordinances vary by parcel and change over time, every estimate is subject to on-site verification and confirmation with the relevant jurisdiction.
3. Rental, Cost, and Valuation Figures
Rental comparables, build-cost figures, and valuation outputs are generated from third-party data and statistical models. They are not appraisals, are not guarantees of rent, cost, or resale value, and should not be relied on as the sole basis for a purchase, financing, or construction decision.
4. User Accounts and Security
You agree to maintain the security of your account credentials. Session tokens are stored in your device's encrypted hardware storage (iOS Keychain or Android Keystore). You are solely responsible for all activity occurring under your account.
5. Credits and In-App Features
Metered features (including comprehensive rental comps packages, generative floor plans, and certain analysis unlocks) require Parcy credits. Credits are recorded on a server-authoritative ledger, have no cash value, and cannot be transferred or redeemed for cash.
6. Consult and Build Services
Requesting a consult through the Service or this website does not create a contract for design, entitlement, or construction services. Any such engagement is governed by a separate written agreement between you and the applicable entity.
7. Acceptable Use and Rate Limits
Parcy implements automated server-side rate limits per user, per IP address, and per property address to protect backend resources from abuse and scraping. Automated scraping, bulk queries, reverse engineering, or attempts to circumvent rate limits will result in account suspension.
8. Intellectual Property
The Service, including its software, analysis engine, designs, text, and graphics, is owned by Kaz Capital Group and protected by applicable intellectual property laws. You receive a limited, non-exclusive, non-transferable license to use the Service for your own property evaluation purposes.
9. Limitation of Liability
To the maximum extent permitted under California and federal law, Parcy, Kaz Capital Group, and their officers, employees, and affiliates shall not be liable for any direct, indirect, incidental, special, or consequential damages resulting from your use of the Service or reliance on any estimates provided herein.
10. Changes to These Terms
We may update these Terms from time to time. Continued use of the Service after an update constitutes acceptance of the revised Terms. The effective date at the top of this page reflects the most recent version.
